DREAM VILLAS PROVO – TERMS & CONDITIONS 
 
Premises 
​
Your stay includes full access to Dream Villas Provo, located on Front Road, Blue Hills, Providenciales, Turks and Caicos Islands. This includes the villa structure, interior spaces, patio, stairs, swimming pool, and surrounding grounds. 

We reserve the right to relocate guests to an equivalent villa (or upgrade) without notice.

Payment Terms 
​
Standard Bookings: 
​

• A 50% deposit of the total rental fee (USD) is due at the time of booking. 

• The remaining balance must be paid in full 30 days before arrival. 

• If payment is not received, a reminder will be sent. After 7 days, the booking will be cancelled, and the property returned to the rental market.

Holiday Season (2025 & 2026): 
​

• A 50% deposit is required at the time of booking. 

• Final payment is due 60 days before arrival. 

• Late or missed payments will result in cancellation after 7 days. 

 
Minimum Stay 
​

• Minimum stay is 3 nights (standard periods). 

• Holiday periods require a 7-night minimum. 

• Stays shorter than 3 nights will be charged the 3-night rate.

Cancellation Policy 
​
Standard Bookings: 
​

• Cancel 30+ days before arrival: deposit is fully refundable. 

• Cancel less than 30 days before arrival: rental amount is forfeited. 

• Guests may postpone their stay within 12 months of the original arrival date (rate differences apply).

Holiday Season (2025 & 2026): 
​

• Cancel 60+ days before arrival: deposit is fully refundable. 

• Cancel less than 60 days before arrival: rental amount is forfeited. 

• Postponements may be made within 12 months of the original date (rate differences apply).

Natural Disaster Policy 
​
In the event of a mandatory evacuation order during a Tropical Storm/Hurricane Warning, we will refund: 

• Any unused portion of rent for current guests. 

• Any unused portion of rent for guests shortening their stay due to the warning. 

• Any advance rents for guests scheduled to arrive during the warning period. 

 
Property Access

The Property Manager may enter the villa for inspections, repairs, or maintenance, always exercising reasonable care. 
​
Occupancy 
​

• Maximum occupancy must not be exceeded. 

• Additional guests (+12 years) not included in the rental agreement will be charged $75 per person, per night or may be subject to eviction. 

​
Liability & Indemnification 
​
Guests accept full responsibility for any personal injury, property damage, or loss occurring during their stay. 
Guests agree to hold harmless and indemnify the property owner and management from any claims or expenses arising from their stay. 
 
Housekeeping 
​

• Daily housekeeping is not included but can be arranged at an additional cost. 

• Please help protect the environment by conserving water and electricity, and avoiding excessive waste. 

• Towels and linens must remain on the property. 

 
Garbage Disposal 
​
Use designated garbage and recycling receptacles located at the side of the building. 
​
Swimming Pool & Children 
​

• No lifeguard is on duty. Use the pool at your own risk. 

• Children must be supervised at all times when near the pool or ocean. 

• The property is not specifically child-proofed. 

 
Septic System ​
​
The villa uses a septic system with greywater recycling. Do not flush anything other than toilet paper. 
Flushing sanitary products or foreign items may result in damage and repair charges. 
 
Non-Smoking & No Pets 
​

• Smoking is strictly prohibited inside the villa. 

• Pets are not allowed. 

• Violations will result in a $500 fine plus cleaning fees.

Security Deposit 
​

• A $600 USD security deposit will be held on your credit card upon arrival. 

• The deposit will be released after departure if no damage, loss, or excessive cleaning is required. 

• Excessive water/power usage may result in additional charges. 

 
Utilities 
​

• Utility costs in Turks and Caicos are high. Conservation is encouraged. 

• Power allowance: 360 kWh per 5 days. Additional usage: $0.29/kWh plus fuel factor. 

• Meter readings are taken at check-in and check-out.

Payment Methods 
​
We accept Visa, Mastercard, AMEX and Discover. 
A valid credit card is required for utility overages and security deposits. 
​
Eviction & Governing Law ​
​
Violation of any terms may result in eviction without refund. 
This agreement is governed by the laws of the Turks and Caicos Islands, British West Indies.  

Environmental Commitment ​​

We ask guests to:

• Avoid damaging native plants. 

• Dispose of waste responsibly. 

• Help us keep Turks and Caicos “Beautiful by Nature” and Grace Bay Beach #1 in the world.
